Home inspections are vital whether you’re planning to buy an established home or build your dream home in a masterplanned development such as North Harbour. The importance of home inspections before buying cannot be overstated in either case, as there are a multitude of home designs available from a variety of reputable builders and finding your dream home can take some time.
If you’ve chosen to buy brand new, we recommend first-time visitors to the North Harbour Sales & Information Centre view a variety of display homes before deciding on your final design. You may want to pick a house and land package, or work with a builder on a bespoke build, you might want double storey to maximise view and space or need a butler’s pantry for your growing family…all the builders at North Harbour’s 33 home display village are on hand to work with you to find the best design and block of land for your needs.
Home Inspection During and After Your Build
Once you’ve completed your home inspections before buying and decided on your block of land and home design, you will be ready to start the building process. It is highly recommended that you talk to your builder before you sign a build contract, and review what level of home inspection they offer and if that includes third-party inspections from a professional home inspector.
Professional home inspectors will look at and assess a wide variety of features in each stage of their inspections. They will also consider local, federal and state building codes and review things such as the below to ensure they’re up to code at each stage of the build:
- Drain, waste, and vent lines
- Water lines
- Plumbing and piping
- Trenches and soil
- Elevation, drainage, and grading
- Framing including beams, bearings, and other framing items
- Nails, screws, studs, and plates
- Fire blocking and draft stopping
- Leaks, water intrusion and mould risks
- Plumbing and wiring
- Roof, chimney, and gutters
- Doors and windows
- Insulation and ventilation
New construction home inspections allow you to be proactive about your home purchase. On a resale property, you can only inspect the home after the fact—meaning all you can do is repair an issue or cover it up. With a well-timed inspection in your construction process, your builder can get to the root of the problem and fix it before the build goes further.
Remember, don’t judge a book by its cover. Just because a new home may look flawless to the naked eye doesn’t mean it’s perfect below the surface. Calling in a qualified home inspector can ensure you’re making the best decision for your family and your finances.

Weekends at North Harbour
Bite Markets at North Harbour: Every Friday and Saturday 4pm-10pm over 40 flavour makers open their doors at Bite Markets offering you the place to eat, drink, spend time with friends and family. As well as flavour makers offering food and beverages from around the world, Bite offers live entertainment and a children’s play zone. North Harbour parkrun: Located in the same area as the new mountain bike trail, North Harbour parkrun is held at 7am, every Saturday. North Harbour parkrun is a free 5km cross country run/ walk around the future Heritage Park precinct along the Caboolture River.
Sunrise Yoga in the Park: This free, outdoor yoga class is held in Reflections Park, located off Mornington Parade every Sunday at 8am (7am in summer). This class is suitable for all ages and levels including beginners.
North Harbour Café: North Harbour Café is open every day for light meals and beverages as well as Friday nights for the extremely popular burger night. The Café is located in the Sales Centre building next to a great kid’s playground.
