What is a House and Land Package?
If you are new to the building process, you’d be forgiven for asking “what is a house and land package?” The term “house and land package” refers to when North Harbour (as the developer and land owner), requests a house design from one of our builder partners to fit on a particular block in one of our new land releases. The design supplied must be within covenant and building regulations i.e. house facade, side, front and rear setbacks and so on. Our team then put the house design and the land together to present the two as a House and Land Package.
A house and land package is not a completed home or what is sometimes referred to as a spec home, that is, one that is built and ready to move into. You still purchase the land from North Harbour and you choose which home you want to build on your land and with which builder.
Are House and Land Packages a Good Idea?
We create our House and land packages to give our buyers a clear idea of what is possible with a variety of block sizes and house designs. For example, some of our house and land packages showcase what type of home will fit on a standard 400sqm block, and how much you would be looking at paying for that style home on that size land, and so on. Currently at North Harbour you can purchase a 4 bed, two bath home on a 400sqm block for around $500K. We also have Terrace Homes (3 bed two bath) from around $380K. We ensure that house and land packages supplied by our builder partners work with our covenants and building requirements, therefore choosing a house and land package at North Harbour can streamline and simplify the buying process, particularly if you are building your own home for the first time.
Choosing a house and land package does not mean you are limited to that particular option. Most house and land packages can be tweaked to suit your style and budget, they are just an easy way for buyers to review the hundreds of options available to you in the building process.

House packages come with a variety of inclusions from basic requirements up to marble benchtops and top of the range cookers. Each builder offers a range of different packages to suit a range of needs and budgets.
